The traditional concepts of return on investment in real estate in the West are now seen as a positive relationship with the ecology of Nature in land use.

American Conservation Real Estate (ACRE) is a regional company founded in 1989 by Lane Coulston, consulting for private land conservation strategies and real estate deals throughout Montana. "Conservation real estate" was first a concept to partner conservation easements with land transactions. In this decade the business is more involved with communities and planning in the West - for conservation of traditional land uses. Farmers and ranchers are rewarded with more choices for helping the next generations to remain productive on the land.

A new concept called "conservation development" has arrived to join the companion concepts of "conservation buyers", "conservation properties", and conservation easements. Our work today picks up on "ecological design" and giving beneficial substance to meeting the challenges of population growth through the best models of conservation development. We now work with plans for limited development. The concern for conservation of agricultural soils and for diminishing water supplies throughout the West is paramount.

Soils and water are at risk. Changes in market forces and changes in public policy arise from a increasing cultural awareness of resource loss. The traditional concepts of return on investment in real estate in the West are now seen as clearly related to Nature and to land uses. Local policies and private actions urge us to re-examine the relationship of land-based natural resources and the dangers associated with approaching limits of non-renewable losses.
